There is no single best place to live in Malta. For most newcomers, the right locality is the one that gives them a reliable commute, an acceptable home and a tolerable level of noise without forcing them into daily taxis.

As a quick starting point: choose Sliema, Gżira or St Julian's for walkable access to harbour-side offices and nightlife; Swieqi or San Ġwann for a quieter base near that area; Msida, Birkirkara or Mosta for central access and better value; Marsaskala or Żabbar for the south-east; St Paul's Bay for northern value; Valletta or the Three Cities for history and harbour access; and Gozo only if your work and weekly commitments genuinely fit island life.

Do not compare localities from their tourist centres alone. Two streets in the same town can differ in construction noise, parking, hill gradient, bus access and summer activity.

Choose from your destination, not from a “best areas” list

If you work around Sliema or St Julian's

First test Sliema, St Julian's, Gżira, Swieqi, San Ġwann and Msida. Paying €200 more in rent may be rational if it removes two daily taxis or an unreliable two-bus journey.

If you work in Valletta

Valletta and Floriana allow walking. Sliema and the Three Cities gain useful ferry options, while many central towns have direct buses. Check the last ferry and last practical bus if shifts finish late.

If you work near Mater Dei, the University or Msida

Msida, Gżira, San Ġwann, Birkirkara and parts of Swatar are the obvious first tests. Inspect low-lying streets after rain and check ambulance/traffic noise near major roads.

If your job is in the south or at the Freeport

Żabbar, Żejtun, Fgura, Paola, Marsaskala, Birżebbuġa and nearby towns may save substantial commuting time. Living on the central coast simply because it is popular with newcomers can be an expensive mistake.

If you expect to commute from Gozo

Price the entire door-to-door chain: home to Mġarr, queue or check-in, crossing, terminal-to-work travel and the return after delays. A daily Malta commute is possible but demanding. Gozo works far better for remote workers, Gozo-based jobs or occasional Malta visits.

Run the commute test before you pay a deposit

  1. Enter the exact home and work or school locations in the official journey planner.
  2. Test the journey at the real start and finish times, not at midday.
  3. Reject routes needing an unreliable-looking connection unless there is a fallback.
  4. Make the trip yourself on a weekday if possible.
  5. Calculate the monthly taxi cost for two failed or late journeys each week.
  6. Repeat for groceries, school, healthcare and the airport.

What to inspect on the street

Visit at 08:00, 18:00 and after 22:00. Listen for bars, traffic, church bells, workshops and neighbouring short lets. Check waste collection points, delivery access, lighting, flooding signs, hill gradients, ongoing excavations and whether a normal car fits the garage.

Make a two-area shortlist

Score each candidate out of five for rent, door-to-door commute, late transport, parking, noise, summer conditions, schools, groceries and housing quality. Choose the strongest overall routine, not the prettiest waterfront photograph.
