Where to Rent in Malta: Best Areas by Budget and Commute

Shortlist Malta rental areas using 2026 one- and two-bedroom rent bands, commute patterns, noise, parking and practical tenant checks.

For a one-bedroom long let in 2026, expect roughly €1,100–€1,600 in Sliema or St Julian's, €850–€1,250 around Gżira/Msida/Ta' Xbiex, €750–€1,150 in many central inland towns, €650–€1,000 in parts of the south or north, and €550–€850 in Gozo.

The best rental area is not automatically the cheapest. Add the cost and time of the actual commute, cooling a badly exposed home, parking and late taxis.

For two bedrooms, add approximately €200–€600 a month, with the largest premiums in the central harbour area.

Match the home to the weekly routine

  • Central-harbour office worker: compare Sliema/St Julian's with Gżira, Swieqi, San Ġwann and Msida before paying the waterfront premium.
  • Valletta worker: test Valletta/Floriana, the Three Cities ferry, Sliema ferry and direct-bus central towns.
  • Mater Dei or University: start with Msida, Swatar, San Ġwann, Gżira and Birkirkara.
  • South-based worker: price Żabbar, Żejtun, Fgura, Paola, Marsaskala and Birżebbuġa before defaulting to Sliema.
  • Remote worker: prioritise a verified fixed-internet connection, a room that can become an office, summer cooling and construction noise.
  • Family: map the school route and childcare before choosing the lease; Mosta, Naxxar, Attard, San Ġwann, Swieqi and southern family towns can work, but placement and commute matter more than reputation.

Compare two homes properly

Add these monthly amounts to the advertised rent:

  1. Estimated utilities using recent summer and winter bills.
  2. Normal commuting cost.
  3. Two fallback taxi trips per week if the bus route has transfers or finishes early.
  4. Garage rent or paid parking where needed.
  5. Dehumidifier or air-conditioning use for a damp, top-floor or west-facing home.
  6. Any building or condominium charge placed on the tenant.

A €900 home plus €300 in taxis is not cheaper than a €1,100 home that allows walking.

Questions for the agent or landlord

  • Is this a long private residential lease and will it be registered?
  • Who owns the property, and if an agent or representative signs, where is their authority?
  • What exactly is included in the rent?
  • What deposit and agency fee are due, to whom and at which stage?
  • Are the water and electricity account and registered resident count correct?
  • May I see one summer and one winter utility bill?
  • Is a garage or parking space legally part of the lease?
  • Are pets, children, home working and guests permitted?
  • Is construction approved or active next door?
  • What notice and renewal terms will appear in the contract?

Do not reserve before these checks

Visit in person, verify the person receiving money, read the proposed contract, photograph the condition and test the commute. Never send a non-refundable holding payment solely on the basis of a video tour unless you have independently verified the property and written refund conditions.
