A realistic 2026 monthly budget is about €1,250–€1,650 for a single person renting a room, €1,700–€2,500 for a single person living alone, €2,300–€3,400 for a couple, and €3,200–€5,200 for a family of four before private-school fees.

These are planning ranges, not official price controls. Rent, childcare, private healthcare and car use move the total most. The figures were reviewed on 9 August 2026 against current long-let listings, official utility tariffs and current public-service charges. Replace every estimate with quotes for your actual locality before committing to a move.

Round upward when deciding affordability. A sensible target is the upper half of the relevant range, especially if the household will rely on one income.

The family example assumes state or Church school and either no paid childcare or eligibility for Malta's Free Childcare Scheme. Rent changes the answer more than anything else

These are asking-price bands, not guaranteed final rents. Search at least 15 comparable live listings and view several homes. A low headline rent can be cancelled out by taxis, damp, inefficient air-conditioning or a long commute. See the detailed locality comparison before shortlisting.

How much cash should you bring before the first salary?

The first month is much more expensive than a normal month. Budget for:

For a €1,100 home, first rent, one-month deposit and a half-month agency fee plus VAT already approach €2,850 before temporary lodging or household purchases.

Useful arrival-cash targets are therefore:

  • Room renter: €3,000–€5,000
  • Single person taking a whole apartment: €5,000–€8,000
  • Couple: €7,000–€11,000
  • Family: €10,000–€18,000, excluding private-school deposits and major shipping

Summer and winter do not cost the same

Summer pushes up electricity through air-conditioning and can raise rents in tourist-heavy areas. A poorly insulated top-floor apartment can add €40–€120 or more per month to summer electricity compared with mild-weather use. Winter electricity can also rise where portable heaters and dehumidifiers are used. Gas cylinders, if used for cooking or heating, sit outside the ARMS bill.

Car, bus or taxi budget?

Personalised Tallinja card holders who qualify for free public transport can make regular bus travel very cheap, but they still need money for late finishes, missed connections and routes that do not fit shift work. A bus-first household might spend €30–€150 a month on occasional taxis. Regular app-based commuting can easily exceed €250–€500 a month.

A modest used car adds insurance, annual circulation licence, fuel, servicing, tyres, VRT and parking. Even without finance, set aside €250–€450 a month as a realistic all-in planning allowance. Compare the actual commute using our public transport decision test.

How large should the emergency fund be?

Keep three months of essential expenses after paying all move-in costs. Use four to six months if:

  • only one adult will earn;
  • a Single Permit or employer change is pending;
  • work is probationary or commission-heavy;
  • the family needs private schooling or regular treatment;
  • the lease depends on a job that has not started;
  • returning home at short notice would be expensive.

For a couple whose essential monthly costs are €2,400, the minimum three-month buffer is €7,200, separate from deposits and setup cash.

Decide whether Malta is affordable for you

  1. Choose two realistic localities and price ten to fifteen suitable homes in each.
  2. Calculate expected net pay, not gross salary. Use our 2026 gross-to-net examples.
  3. Add the relevant monthly budget above.
  4. Add one expensive scenario: summer electricity, two weekly taxis, private GP visits or childcare.
  5. Keep housing below about 35–40% of household take-home pay where possible.
  6. Confirm that the emergency fund remains untouched after move-in costs.

If the budget works only at the cheapest end of every range, it does not yet work safely.
